Villa di Istria is a unique boutique residence designed for guests seeking the perfect balance of privacy, comfort, and an authentic Mediterranean lifestyle.
The villa combines two independent apartments – Paolo and Maria – creating an exclusive holiday retreat. Thoughtfully designed, it offers the ideal setting for spending quality time together while ensuring ample privacy for larger families or groups of friends.
With a total of 101.5 m² of interior living space and approximately 300 m² of private outdoor area, Villa di Istria accommodates up to 11 guests. The property features three bedrooms, three modern bathrooms, and spacious outdoor areas designed for relaxation and embracing the slower pace of Istrian life.
At the heart of the villa lies a private wellness oasis with a swimming pool, jacuzzi, sauna, and bioclimatic pergola, where days begin with a morning coffee and end beneath the stars. The beautifully landscaped Mediterranean garden is complemented by an outdoor shower, a summer kitchen, and inviting gathering spaces perfect for long alfresco lunches and relaxed evenings outdoors.

Apartment Paolo
With 33 m² of interior living space and a 30 m² private terrace, Apartment Paolo accommodates up to 4 guests and offers a comfortable bedroom, a modern bathroom, and a welcoming living area.
The fully equipped kitchen includes a dishwasher, oven, microwave, coffee machine, and kettle. Guests also have access to a washing machine and a safe for added convenience.
Apartment Maria
Spacious and thoughtfully designed, Apartment Maria combines contemporary comfort with privacy and Mediterranean charm.
With 68.5 m² of interior living space, spread across the ground floor, upper floor, and gallery level, as well as approximately 270 m² of private outdoor space, the apartment accommodates up to 7 guests.
Guests can enjoy a fully equipped kitchen featuring an oven, microwave, coffee machine, and dishwasher, while a washing machine and a safe are also provided for a carefree stay.

STAYING AT THE VILLA DI ISTRIA
1.) Check-in: from 16.00
Check-out: till 10.00 in the morning
2.) Pets are allowed; an additional fee is required.
3.) Smoking in the villa is not allowed.
4.) Parties are not allowed.
5.) Guests are not allowed to make noise between 10 pm and 7 am.
6.) There is no parking available at the villa, as the town of Piran is closed to public vehicle traffic. Free parking is available for all our guests, and we will arrange transportation from the parking area directly to the villa.
7.) Guests are responsible for the property during their stay. Damage done will be validated by the owner, and guests must compensate for the damage based on the owner’s assessment.
RESERVATION AND CANCELATION POLICIES
1.) The allowed number of guests is based on each reservation. However, there must never be more guests in the apartment than the number of guests on the reservation.
2.) Your reservation is confirmed after e-mail confirmation and receiving the voucher.
3.) 30% of the payment has to be made to confirm the reservation. The rest of the payment must be made before arrival.
4.) You can cancel the reservation 14 days before arrival for free and we will return the money. If you cancel the reservation 13 days or less before arrival, you are not entitled to a refund. All cancellation requests must be made in writing via e-mail or by calling our reservation department during office hours.
5.) If a guest does not arrive on the scheduled check-in date and has not canceled their reservation, they will be charged for the entire stay.
6.) Refunds for cancellations will be processed within 7-14 business days and issued in the same form as the original payment. Please note that processing times may vary depending on your payment provider.

Parking is free of charge. Guests are required to inform us of their expected arrival time in advance so that transport for guests and their luggage can be properly organized. If the arrival time is not communicated in advance, guests will need to walk to the accommodation, as the town of Piran is closed to public vehicle traffic.
